Taiwan's Central Bank has held its policy rate steady for ten consecutive quarters, but the actual funding costs borne by mortgage borrowers have been climbing steadily. According to the latest survey by a major real estate brokerage, since the implementation of the seventh round of selective credit controls in 2024, banks across the board have raised effective mortgage rates by 2 to 3 quarter-points (0.50–0.75 percentage points). The median first-time buyer mortgage rate has returned to levels last seen roughly 17 years ago, while second-home loan rates have breached the 3% threshold. Through a combination of pricing and underwriting measures, the banking system is exerting a real tightening effect on the housing market.
