House prices continue to rise across much of Europe, but the pace varies widely. Portugal, Bulgaria and Spain recorded double-digit annual increases in the second quarter of 2026, while prices fell in Finland, Luxembourg and France. Across the EU, prices rose by 4.7% compared with a year earlier, outpacing inflation of 3.2%. So where are prices rising fastest, and how much of that growth remains once inflation is taken into account? Among 29 European countries, nine recorded double-digit year-on-year rises in house prices, according to Eurostat. Portugal saw the highest year-on-year increase in the second quarter of 2026, at 16.5%, closely followed by Bulgaria (15.5%).
